			<content:encoded><![CDATA[<p>I have not filed rent notice or eviction in 5 years of land lording. I spent about 10 hour maximum per month to manage my properties. The latest date I have received the rent was on the 1st. A lot of people ask me how.</p>
<p>I learned easy money making or saving motivates people. Considering I have little time for property management I developed a system that needs minimum time and effort. And frankly, it is quiet simple.</p>
<p>Basing this on a desired rent of $795 monthly:</p>
<p>1. Rent is directly debited on the 25th of the prior month, for $795 (as &#34;discounted rent&#34;).</p>
<p>2. If pay between 1st and 5th, the rent is $895.</p>
<p>3.If rent is not paid by the 5th, eviction process begins.</p>
<p>Here is the advantage:</p>
<p>1. If tenants miss on the 25th, they still have incentive to pay $795 by the 1st to save $100.</p>
<p>2. If tenants pay between 1st and the 5th, you get $100 more in rent.</p>
<p>3. The late rent notice you file after the 5th is for $895 plus fees</p>
<p>4. $895 is what lenders consider your rental income (which is good for refinancing).</p>
<p>For my tenants and I this system works well. A couple times my tenants had missed on the 25th but they all chased me down and paid by the 1st. Not terrible. Of course, the rule of thumb is to screen well to avoid lots of non-sence and hassle. I hope you can benefit from this.</p>

Debra has secured the units on a long settlement with the vendor happy to allow her to start renovating them immediately. What she has planned to do is call this project the Pot of Gold event.</p>
<p>Local charities were asked if they would like to contribute to one unit each. They will co ordinate and do all the work. Meanwhile Debra has approached local television stations to see if they would be interested in televising the whole project from start to finish. Television purpose would be to promote sponsorship as well as gain public donations and allow the public days of viewing progress.</p>
<p>When people visit the unit site they are asked to donate a gold coin as an admission charges. A pot of gold holds this gold coin. It is planned to have five open days. Each open day will be the focus of a particular stage of the renovation. The open days will be for the whole week end, to give people a chance to get there if they work on the saturday. So in a a capital city you can imagine there will be a lot of people attending. By commencement of the project the pot of gold will be worth a lot.</p>
<p>The pot of gold will be winning prize for the charity judged to have done the best. The public will be asked to judge who is the winner. They will be able to view the progress of the units renovation at the open days and also on the television. Everyone wins. Charities have the opportunity to win money, material suppliers get TV exposure, television stations get better ratings, Debra builds her building, inexpensively, and the divorced women who need help to get on their feet get new homes. Rents will be under the local average. This is the way Deborah intends to help people in need.</p>
